White Star Logistics has a building permit for the first stage of the investment in Nowy Konik near Warsaw
White Star Logistics, a joint venture of White Star Real Estate and Bain Capital Credit, has received a building permit for the first stage of an industrial and logistics park in Nowy Konik near Warsaw, which is being prepared for implementation. Hall B, which will be the first of the planned 4 buildings, will have an area of over 27,000 sqm. m2, and the entire complex will ultimately have over 76,000 sqm. m2.
As part of the project in Nowy Konik, Hall B with an area of 27,000 m2, Hall A with an area of 26,933 m2 and Hall C with an area of 18,145 m2 will be built. In addition, an SBU hall with an area of 9,843 m2 is also to be built in Nowy Konik. As developer declares, the minimum module that can be created is about 1,400 m2. The start of preparatory and construction works is planned for this year, which means that the completion of the construction of the first stage at White Star Logistics Warszawa Nowy Konik will take place at the turn of Q3 and Q4 2023.
Obtaining a building permit for the first facility within the logistics park in Nowy Konik coincides with the soon-to-be commissioning of the Warszawa-Wschód (formerly Zakręt) junction. The new section of the road will connect the Warszawa-Wschód junction with the Lubelska junction, i.e. the intersection of the S2 and S17 roads with the A2 motorway. The completion of this section of the capital’s bypass will also enable access from the new White Star Logistics investment to Warsaw from the east via national road No. 2 (DK2).

“The advantage of our project, though certainly not the only one, is the location just 3 km from the new junction of the A2 motorway Nowy Konik and 4 km east of Warsaw. In addition, close-located housing estates, as well as convenient access to the investment, provide tenants with good access to employees,” says Urszula Rasmussen, Head of Industrial Leasing at White Star Real Estate (WSRE). “Locations close to motorways, but also with good communication with city centers, are particularly sought after by logistics, because they can combine both the functions of central warehouses and last mile warehouses. Thanks to the local conditions in Nowy Konik, it is also possible to run light production there, or combine warehouse functions with elements of small “showrooms”. We are currently negotiating with potential tenants. Everything indicates that the first building will be leased not to one, but rather to several tenants,” adds Urszula Rasmussen.
In the White Star Logistics Warszawa Nowy Konik investment, apart from high-quality class A warehouse and production space, modern office facilities will also be built. The project will be distinguished by ecological solutions that minimize the carbon footprint of the facility. They will be equipped with photovoltaic panels, systems allowing for the reuse of water and reduction of electricity consumption, as well as charging stations for electric vehicles. The local land development plan in the new facilities allows not only for storage, but also for light production. In addition, the buildings will be BREEAM certified at the very good level.
White Star Logistics’ strategy assumes the creation of a network of modern logistics centers in the most desirable locations in Poland, and in the first 3 years, as part of the joint venture of White Star Real Estate and Bain Capital Credit, it intends to develop eight to ten warehouse projects in Poland with a total target area of over 500,000 sq m. m2. The budget of these projects is to amount to EUR 350 million.
